These assessments are part of Winnipeg\u2019s regular&nbsp;biennial (every two years) property assessment cycle, which helps ensure property values reflect changing market conditions.<\/p>\n\n\n\n<p>What the Proposed Assessment Means<\/p>\n\n\n\n<p>The proposed 2027 assessment is based on&nbsp;market conditions as of April 1, 2025. While homeowners may notice changes in their assessed value, it\u2019s important to understand that&nbsp;any resulting tax changes will not take effect until 2027.<\/p>\n\n\n\n<p>An increase in assessed value does&nbsp;not automatically mean&nbsp;your property taxes will rise by the same amount. Municipal property taxes are calculated using a formula that includes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The assessed value of your home<\/li>\n\n\n\n<li>The portion of that value that is taxable<\/li>\n\n\n\n<li>The city\u2019s mill rate (divided by 1,000)<\/li>\n<\/ul>\n\n\n\n<p>If your property\u2019s value increases at a rate similar to the citywide average, your share of the overall tax burden may remain relatively stable.&nbsp; Homeowners whose properties rise in line with the average Winnipeg home typically see little change in their share of municipal taxes.<\/p>\n\n\n\n<p>Citywide Averages Still to Come<\/p>\n\n\n\n<p>The City of Winnipeg expects to release information on&nbsp;average assessed value increases&nbsp;in early 2027, which will provide additional context for homeowners comparing their assessments to broader market trends.&nbsp; This is an opportunity to review you assessment and if you have questions are concerns with your assessment you can contact the city taxation department.<\/p>\n\n\n\n<p>Have Questions About Your Assessment?<\/p>\n\n\n\n<p>Homeowners who wish to review or question their proposed assessment can&nbsp;book an appointment with city taxation staff.
